Staging your home is a key part of the home selling process. It can help you get top dollar for your home, not to mention, ensure it sells as fast as possible. If you’re not familiar with the term, home staging is the act of arranging furniture and decor with the intent of selling your home.
You want it to be appealing to the highest number of potential buyers so you get plenty of offers and can take it off the market quickly. According to the National Association of REALTORS® Research Group 2019 Profile of Home Staging, 83% of buyers’ agents say staging a home makes it easier for a buyer to visualise the property as a future home and 44% of buyers’ agents say that staging a home increases the dollar value offered.
If you’re planning to rent furniture or hire a stager, it can be an investment, but it will be worth it in the end. Here are our best tips for staging your home to sell it fast! 
1. Clear Out The Clutter 
Potential buyers don’t want to see clutter as they walk through your home. Your personal belongings shouldn’t be laying around, so make sure you clear out all of your personal things from your home. This includes your closets, as buyers will definitely look inside them to see their size. Purge your closet and rearrange it so it looks organized and tidy. Invest in storage containers so everything has a place and can be stored on top of the closet or under shelves.
2. Make Some Bathroom Upgrades
Bathrooms are a big selling point for buyers, so you want to make sure you spruce them up before people come to look at your home. Make sure all of your bathrooms are completely cleaned and sanitized and that your hygiene items such as toothbrushes and brushes are stored out of sight. If your bathroom is dated, invest some money into it with a new towel bar rail and hand towels, mirror and a fresh new floor mat. Also consider changing the taps if they need an upgrade. These small updates will make a big impact! 
3. Stage Important Rooms First
Rooms like the living room, master bedroom and kitchen are the most important rooms to stage. Potential buyers are looking at these rooms with a keen eye when they walk through your house so you want to make an excellent first impression. Your last priority rooms should be the extra bedrooms. If you’ve already moved furniture into your new home, or if your furniture is dated,consider renting nice, new furniture, which can take your home up a few notches. 
4. Go Light and Bright 
Your home looks bigger if it has lots of natural light and good lighting, and this is what buyers are looking for. They like to see bright rooms, so clean your windows and sills, pull up your blinds, open your curtains and make sure your light fixtures and lampshades aren’t old and dusty. Do a good dusting to let more light through and replace any light fixtures that need it. 
5. Add Little Touches
Little touches are always appreciated. Once your furniture and decor is set, add some fresh flowers on the coffee table, a bowl of fresh fruits on the countertop, or even some homemade muffins or cookies that potential buyers can enjoy. A fresh clean linen smell is appealing and calming, and will make it feel like home.
