Nina Asusa, Broker

Nina's journey in real estate began in the early 1990's where her passion for real-estate quickly grew from an investor and home renovator, to where she is today. In 2006*, Nina launched her full-time real estate career and quickly found herself helping her clients, who many became friends, achieve not just any lifestyle, but the lifestyle they wanted for themselves. Her model was and always will be ''Don't follow someone else's story; create your own story, create your own lifestyle, because 'home is where your story begins.'''  From a single realtor, to developing a strong team of realtors she personally mentored and later owning a real estate brokerage firm, Nina's focus remained the same. She continues to channel her high energy and extensive experience into understanding her client's needs and wants, and in helping them in their real estate journey. Nina's greatest honour is the trust others grant her when welcoming her in their life's journey.

A Time for Reflection & Planning #2019 #2020

2019 was a year of success, achievements and overcoming challenges for Nina Asusa and the askNina team. If you’re new around here, the askNina team focuses on Toronto real estate, with an emphasis on Etobicoke, The Kingsway, and downtown Brampton. Their goal is to make sure you love your city, love your home and have a wonderful selling and/or buying experience from start to finish. 2019 brought new clients, a growing team, and lots of hard work. From winning a coveted real estate award to a burgeoning online presence and more, take a look at a year in review for askNina, as well as Nina’s professional and personal goals for 2020.
Can you tell us about some of your proudest career moments for Ask Nina in 2019?

Receiving the coveted Royal Le Page Red Diamond Award, putting our team in the top 2% ofRLP Realtors® Canada wide was a huge achievement.  That was a very proud moment for me because it confirmed all the hard work on behalf of our clients, along with the decisionswe made for the business, were right on.  We focused our efforts as a team not on sales and transactions, but rather on serving our individual clients. We love what we do. We love it no matter what comes our way, so a coveted award as such, is the real “icing on the cake”!
Were there any challenges you came across? If so, how did you overcome them?
Yes, but they were all good challenges in a way.  Many people were impressed by our website, our marketing and dedication, so I think that really contributed to our business taking off so quickly. The challenge with the speed of our success was managing all the behind the scenes work while taking care of our wonderful clients.
We did our best to set up prior to the launch of askNina’s team (online at and @askninasteam on social media) last Fall 2018, and we had to think fast on our feet at times, jump through some hoops and worked many 12 hour plus days, but it paid off.
Our clients continued to support us, we met new buyers and sellers by virtue of referrals, our marketing and online presence, and that success put us in a positionto hire more agents and a dedicated administrative assistant. When you align yourself with the right people, you win.
Can you introduce us to the members of Ask Nina’s team? What do they bring to clients and buyers?

Cindy Cibantos is our team manager. Cindy’s talents are unmatched. She is highly organized and a very talented team manager. She keeps every member of the team on their toes by giving each one of us exactly what we need. But most of all, Cindy is a great strategist with acute business sense, and although she focuses on her daily activities, she never loses sight of the long-term goal that we as a team have set in motion for the next three to five years.
Monica Miljure is the perfect administrative assistant. She comes from a background of client care, is process oriented and trustworthy, processing all our transactions. She is the perfect liaison between our Realtors® and their clients. You see, with a database of hundreds of clients and contacts and a growing number of online followers, we depend on someone with Monica’s skill set to keep all the data organized.
Indra Kriskstaponis is enthusiastically driven and a very hard-working Realtor®. She’s loyal, caring and very generous. She loves her clients and will do anything for them. In return, Indra is loved by all who meet her.  Indra is also bilingual and loves to help in English and Lithuanian. Her years in accounting have given her valuable experience in looking at details and researching numbers, and in turn shebrings to her buyer clients an advantage when it comes down to comps and establishing market value. She’s readily available to help andfinds great pleasure in seeing her clients’ smiles. Indra is a wife and mother to a beautiful 16-year-old daughter.
Liz Silva Flores hasapproximately 8years experience working in real estate at one of the largest brokerages in the GTA. There she worked behind the scenes for hundreds of Realtors® meeting their administrative demands by booking and confirming appointments, uploading MLS listings, preparing buyer and seller packages, and of course, offers.  After some time, Liz realized that she had what many Realtors® she served, were lacking:passion for real estate. Liz brings passion, experience and a loving concern for her clients. Liz is bilingual, speaking both Spanish and English, is happily married and a mother of twokids.
What are the services do you provide together as a team?
We are all full service, full time Realtors®, in which our main and only focusisour clients’ successes. If someone needs to sell their home, we first find out their reasons, then their timing and then we start the process. We are very hands-on and participate. We will do the same for all our buyers, making sure that they’re well protected and buy the right home at the right time to suit their needs.
We offer home sellers high resolution photography and virtual tours, professionally designed and printed feature sheets, hands-on home preparation, a lead generating website, online social media campaigns, staging and drones when the home/market/seller calls for something unique, and print marketing (just listed cards; local paper ads). We also invest in online ads and blogs to generate brand awareness, lead generation and to build confidence in our professional team. It’s not something tangible, but it’sdefinitely key to serving our clients. Our agents will regularly host open houses for sellers; our admin staff will look after follow-ups and report feedback to clients, and even prepare very thorough statistical and online traffic reports.
Buyer clients get dedicated time from dedicated buyer agents, thorough home tours, automated listing alerts, and of course, protection from being fully represented when it comes time to put in offers on homes that truly suit their needs and wants.  Last but not least, all our buyer and seller clients benefit from our client care before, during and after sales; client appreciation events and gifts; and can always rely on our team as a source for tradespeople and services to improve and protect their homes so they can enjoy it for years to come.

What are your biggest hopes for Ask Nina in 2020?

My biggest goal is to meet even more special people that we could serve, to expand our market and make a strong presence in the West End and Etobicoke. With this in mind, we continuously strive to keep on top of and ahead of the market.  We continue to be innovative and we keep what we do interesting. Interesting enough to have all our friends and clients look to us for anything they need in real estate and in their lives.

What are your biggest hopes for your personal life in 2020?

To be structured and organized and to perfect finding my balance between work and play. To have time to volunteer every week and to never miss opportunities to show others I care. Oh, one more thing! To find real love again and to form a real family. The family is the essence of every strong society, and I want my own again!
