Nina Asusa, Broker

Nina's journey in real estate began in the early 1990's where her passion for real-estate quickly grew from an investor and home renovator, to where she is today. In 2006*, Nina launched her full-time real estate career and quickly found herself helping her clients, who many became friends, achieve not just any lifestyle, but the lifestyle they wanted for themselves. Her model was and always will be ''Don't follow someone else's story; create your own story, create your own lifestyle, because 'home is where your story begins.'''  From a single realtor, to developing a strong team of realtors she personally mentored and later owning a real estate brokerage firm, Nina's focus remained the same. She continues to channel her high energy and extensive experience into understanding her client's needs and wants, and in helping them in their real estate journey. Nina's greatest honour is the trust others grant her when welcoming her in their life's journey.

A Beginner’s Guide to Designing Your Dream Home

You did it! You’ve bought a home you love and are ready to make it your own. The next step is
designing your dream home so you can wake up every day to a space you’re completely in love
with. Designing a home with nothing but the developer’s floor plan is no easy feat. But with a
few key steps, and perhaps some help from a design professional, you’re well on your way to
designing your dream home!

1. Get Inspiration

Creating a vision for your new home is the first step in the process of designing your dream
home. There are lots of places you can get inspiration from, from Pinterest to decor/architectural
magazines, to design centres and online visual home tours.
Create a scrapbook of ideas and don’t forget to talk to other homeowners and look at your
friends’ and families’ homes for inspiration. Get ideas for colours and styles you like, for
everything from flooring to couches to kitchen cupboard hardware.

2. Make List of Essentials

What are the essentials you can’t live without? Make lists for each room in your home and write
down your non-negotiables for your dream design. Maybe you’ve always wanted a sit-in eating
nook in the kitchen or are insistent on having hardwood flooring throughout the entire house.
Creating your list of essentials will give you a good idea of the elements you’re willing to spend
money on and what you’re willing to give up.

3. Create a Budget

Speaking of money, it’s time to create your budget. It’s easy to throw caution to the wind when
you’re designing the home of your dreams, but creating a budget is extremely important. Ask
yourself how much you can actually afford and what you may be willing to give up to stay on
budget. Your budget should guide your design process, not the other way around. You need to
know your budget, and where you can and can’t compromise.

4. Set a Design Appointment

Once you have your vision and budget, it’s time to set a design appointment (you can contact us
at askNina if you’re not sure where to go for this). Once your appointment is set, bring your
scrapbook of ideas so they know the style and look you’re going for. You’d be surprised how
much there is to discuss in the design appointment, from kitchen tile grout colour to bathroom
sink faucets to light fixtures- and there’s tons of options to choose from for each!
If you want to get a head start on searching for these home features, take a look at Toronto
International Design Center to check out different show rooms, Lux Interior Design Inc. for
condo living, as well as Houzz, your one-stop online shop for interior inspiration!
If you’re like most homeowners, you may have a hard time picturing what all the different
features and design elements will look like together. Don’t be scared to ask questions and ask
for alternative suggestions if you’re unsure of their recommendations. And don’t forget, for an
added cost, you can get a full display of what your finished space will look like, so you’ll know
for sure whether you’re happy with all the choices.

5. Consider Hiring a Designer

You may want to consider hiring a designer to make your home design dreams come true! The
person who you sit with for your design appointment won’t necessarily be an interior designer,
so it’s worth it to get the help and eye of a professional. Similar to bringing a Realtor ® when
you’re buying a home, a designer will offer a fresh set of eyes and point out things you may not
have noticed.

6. Invest in Elements That Offer the Best Overall Value

Elements such as built-in closet organizers in your bedroom and a pull-out garbage in your
kitchen offer function and streamline your lifestyle, so they’re a great place to spend your
money. Choose things that fit your lifestyle and items you’ve always wanted, like soft-close
cupboards and a six-burner stove to get the best bang for your buck!
